For the year 2000, meetings are as follows: March 29, April 27, May 31, June 28, July 26, August 30, September 27, October 25, and November 29.
Goal 1. To educate the entire community on the role of the nonprofit sector as an important partner in the housing delivery process. a. Communicate housing and nonprofit needs to local area government b. Develop quantifiable goals for the Roundtable to allow for evaluation of this organization's effectiveness. c. Invite guest speakers to speak monthly. Pick out topic relevant to nonprofit housing providers (i.e. management, development, underwriting) and have speaker make 30 minute presentation. Goal 2. To pool skills and resources of nonprofit housing producers and housing support agencies a. To use the nonprofit Roundtable to gain organizational and functional strength to achieve our mission by convening regular meetings to share information, and to plan and coordinate activities of the participating nonprofits b. To evaluate and prepare an annual plan that quantifies projects and funding needs of the participating nonprofits and prepare joint funding support request to the various funding entities c. To promote and support emerging nonprofit housing organizations. Goal 3. To pursue various partnership opportunities and linkages with for-profit developers and builders. a. Strengthen relationships between nonprofits and private sector b. To become active participants in the Homebuilder's association to cultivate support of for-profit developers and builders and to seek out opportunities for joint-ventures, other business relationships and mentoring. Goal 4. To pursue activities that would increase the availability of low cost funds to nonprofits. a. Subscribe to legislative, funding resource. Monitor and report on upcoming funding programs. b. Develop calendar of funding source with contact, deadline and summary information. Goal 5. To pursue activities that would encourage governments to provide grants and loans to nonprofits for technical assistance and housing production.

Agenda Item 1 -- Approval of Minutes
Motion made by Gloria Oliver and seconded by Julia Lemon to approve the minutes. Approved unanimously.
Agenda Item 2 -- AmSouth Bank (Presentation by Sue Finsterer, Loan Officer)
Sue spoke about AmSouth Bank's Affordable Housing Product (AHP). The loan requires 3% down, and these funds may be a gift, a grant, or an unsecured loan. As for debt ratios, they use a front end ratio of 33%, with a 40% back end. The seller can pay part or all of the closing costs. No PMI is required on the loan. There is no maximum limit on sales price. There is a household Income limit of 100% of HUD's median income for properties located outside targeted census tracts, and 150% of median income for properties located inside targeted tracts. AmSouth would like to see a minimum credit score of 620, although they will consider lower scores on a case-by-case basis.
Agenda Item 3 -- Enterprise Foundation (Presentation by Julia Lemon and Kim Barclay)
The Foundation opened its office in Orlando in February of this year. Its mission is to mount a multitrack effort to build the capacity and sustainability of both new and existing Community Development Corporations in Central Florida. Their primary measure of success for CDC's is the number of units they can produce in a given period of time. The Foundation is especially focused on blighted neighborhoods, hoping to move people up and out of poverty.
Their threefold areas of attention are public safety, economic development, and child care availability. The Foundation has formed a subsidiary 501(c)(3) called "Greater Orlando Neighborhoods, Inc.", which will operate under its auspices.
The Foundation is getting an AmeriCorps Project underway in the Parramore area of downtown. The venture is in partnership with Healthy Community Initiative, and is concerned with public safety within the neighborhood. Four fulltime and four part time one-year positions will be filled by individuals who will receive a monthly stipend, plus healthcare coverage, child care, and an educational allowance. These individuals will develop valuable skills for use after their year of service. The focus of the effort will be on community building by teaching skills in how to access available resources, so that resident-directed initiatives can take place. Agenda Item 4 -- US Dept. of HUD (Presentation by Jerrie Magruder)

Randy gave an update on the Summit Meeting held on November 12 at which the Down Payment Assistance Program directors for the City of Orlando, Orange, and Seminole Counties met with providers of Homebuyer Education Seminars to discuss standardizing program venues and content. Good progress was made, and work is continuing toward finalizing the results.
Randy also announced a workshop scheduled for November 30, "Train the Trainer", at which Neptune Green and Associates will present low-cost ways to add impact, maintain audience attention, and increase real learning during oral presentations such as homebuyer seminars. Response for this event has been good with sign-ups for this workshops coming in fast.
Agenda Item 5 --Announcements
Nancy Sharifi is a new Deputy Director at the Fannie Mae Orlando Partnership Office. Nancy spoke about Fannie Mae's Timely Payment Rewards and distributed a fact sheet about it. This program is a mortgage that reduces the interest paid by the mortgagor by one percent after paying 24 consecutive months of timely payments.
Fannie Mae has developed this program to make homeownership more affordable for borrowers who previously had limited alternatives in obtaining a low-cost mortgage.
